A design and build scheme, to construct a bespoke self storage warehouse building. With a 1,450m2 floor area on each of the three floors, the structure will provide the client with a flagship facility to complement their extensive portfolio.
The new building is being constructed within an extremely confined working space under live operating conditions, allowing the existing storage facility to operate seven days per week. This includes constructing the boundary walls upon the actual site boundary.
The new facility is being constructed using a portal steel frame with composite cladding system to all elevations. Front elevations include a micro-rib horizontal panel with parapet walls at the roofline giving a "box" like effect, in keeping with the client's corporate image.
The facility will have a new reception area, with sales space for the client's operations, along with offices for onsite staff.
The building will use the latest techniques to comply with building regulations. Completed within just two weeks of the project commencing, the foundation design has provided the most economic solution available to the site.
The site had level variations of up to 1.5m over only 50m, which required extensive retaining walls to the perimeter to produce a level site to tie in with the existing building. All of the engineering was developed between Cole Civils and Construction and Brian Page and Associates with its in-house engineer. This partnership provided a complete service to the client and any savings made have been passed on in the overall project costs.
Throughout the project, Cole Civils and Construction has acted as the CDM coordinator, managing the health and safety aspects of the project. This included working in close proximity to the public on a very active site.
The project is running on target and due for completion in April 2009 - 22 weeks from the date of order.
